    Payments.

    Closing Instructions.
    Immediately upon  the close of this auction (or any time prior to), we request that you provide  us with your (1) full name, (2) phone number, (3) desired name for deed/title, (4)  mailing address, and (5) desired payment method.  This information will be forwarded to the closing company who will thereafter prepare the necessary closing documents and  deed.  You will typically receive these documents with specific payment instructions by email the day after the auction  ends. Closing documents can be executed by DocuSign or printed and scanned.
    Upon receipt  of full payment, the successful purchaser will receive a true executed copy of  their deed with the original being sent directly to the county for recording via FedEx/overnight with tracking. If the county supports eRecording, your deed  will typically be recorded within 1-2 business days after receiving payment.
    In-Person Closings.
    Our representatives are available to conduct closings in person at convenient locations in both Pittsburgh or Philadelphia.  All in-person closings must be scheduled at least one week in advance of the auction’s end.
    New Accounts.
    Any bidders with five (5)  feedbacks or less are required to contact us before placing a bid with their  contact information and confirmation of their intent to purchase the property. We reserve the right to cancel the bid and sale of any bidder who does not comply with this request.
